Terms & Conditions

• Promote and lease the property, preparing and signing Tenancy Agreements on behalf of the Owner.
• Review and adjust rent periodically to reflect market conditions, with rent increases limited to once every 12 months.
• Secure a bond, lodge it with Tenancy Services, inspect the property, and authorize bond refunds.
• Collect rental payments via automatic bank transfers or other agreed methods.
• Deduct approved costs, fees, and expenses from available funds.
• Conduct periodic, non-intrusive visual property inspections.
• Organize cleaning, repairs, and maintenance unless instructed otherwise.
• Submit applications and represent the Owner in Tenancy Tribunal mediations and hearings.
• Work with debt collection agencies to recover unpaid rent.
• Provide monthly statements detailing transactions and balances.
• Perform additional tasks as requested by the Owner, subject to a written agreement.

Repairs

Olympia Property is authorized to spend up to one week's rent or $500 on repairs without prior approval, except in emergencies or Tribunal-directed repairs. For all other repairs, prior approval from the Owner is required.

Fees

• Referral fees to agents may be paid, typically 50% of the weekly rent.
• Fees may be adjusted after 12 months with two months' written notice.

Compliance

• The property complies with building, health, and safety regulations.
• No legal barriers exist for tenancy.
• No known weather-tightness issues.
• No illicit substance history.
• Compliance with the Healthy Homes Standards.

Methamphetamine Testing

Option A: The Owner consents to baseline methamphetamine testing before and after each tenancy.

Option B: The Owner declines testing and acknowledges associated risks.

Sale of Property

• The Owner must notify Olympia Property upon listing or selling the property.
• Tenants must be given 90 days' notice to vacate after an unconditional sale.

Tenancy Agreement

From February 11, 2021, a 63-day notice is required if the Owner or family intends to move in.

Privacy Consent

• Property-related information may be collected under the Privacy Act 1993.
• Information used for property management and marketing.
• The Owner consents to newsletters with the option to unsubscribe.

Term of Authority and Cancellation

• Minimum 12-month agreement; afterward, one month’s notice required for cancellation.
• Immediate termination if the property is uninhabitable, unsafe, or fails compliance.

Chimney Cleaning

Olympia Property is authorized to arrange annual chimney cleaning for safety and insurance compliance.

No Liability for Rent Arrears or Damage

• Olympia Property is not responsible for tenant rent defaults or property damage.
• The Owner indemnifies Olympia Property against claims or costs arising from property management.

Body Corporate/Lease

• If applicable, the Owner must provide Body Corporate Rules.
• For leasehold properties, relevant documentation must be supplied.

Entire Agreement

This document constitutes the entire agreement, replacing prior arrangements.

No Variation

Changes must be agreed upon in writing by both parties.

Authority

The Owner confirms all provided information is accurate and that they have the legal authority to enter this agreement.
